How much does it cost to build a duplex in Sydney?
In 2026, a standard duplex in Sydney typically costs $900,000 to $1.3 million, while premium and architectural duplexes range from $1.3 million to $1.8 million or more. On a per square metre basis that’s roughly $2,500 to $3,500 for standard and $3,500 to $5,000+ for premium builds, across both dwellings. We provide a detailed quote based on your site and design so you can assess feasibility with confidence.
Is my block suitable for a duplex?
It depends on land size, frontage, zoning and your local council’s controls (floor space ratio, setbacks and minimum lot width). Many Sydney blocks qualify, but suitability must be confirmed against the specific site. We can help you assess whether your block works for a duplex or dual occupancy before you commit.
What's the difference between a duplex and a dual occupancy?
A duplex is two dwellings that share a common wall, side by side or front to back. Dual occupancy is the broader planning term for two dwellings on one lot, which can be attached (a duplex) or detached (two separate homes). Both are popular ways to add value or accommodate family. Can I subdivide and sell or rent the two halves?
Often yes. Many duplexes can be strata or Torrens subdivided so each dwelling can be sold or rented separately, subject to council approval and the site meeting subdivision requirements. How long does a duplex build take?
