For a 250 sqm home that means roughly $875,000 to $1.6 million for construction. What's included in a custom home build price, and what's extra?
Construction pricing usually covers the build itself — structure, fit-out, electrical, plumbing, tiling, joinery and painting. Costs typically quoted separately include design and architect fees, council or certifier approvals, engineering and soil reports, landscaping, pools and driveways. We’re upfront about what sits inside your contract and what to budget on top, so there are no surprises later.
How long does it take to build a custom home in Sydney?
Most custom homes take around 10 to 16 months from design to handover, including council approval and construction. The build phase alone is usually 8 to 12 months. Timing depends on design complexity, approval pathway and site conditions. We map out a realistic timeline for your project during planning so you know what to expect at each stage.
What's the difference between a custom home and a project (volume) home?
A custom home is designed around you, your site and your lifestyle, with full control over layout, materials and finishes. A project home is a pre-designed plan built repeatedly with limited changes. Custom homes cost more per square metre but deliver a one-of-a-kind result and higher-quality inclusions — which is all we build at Buildrite.
Do you help with design, or do I need my own architect?
Both work. You can bring your own architect and plans, or we can guide you through the design process from the start. Either way, we manage the project end to end through approvals and construction to handover – so you have a single point of responsibility.
